Annual home appliance maintenance checklist for every room

Most appliance service calls trace back to something that a few minutes of maintenance would have prevented. This is a room-by-room list you can work through in a single Saturday, with no special tools and nothing that voids a warranty.

Refrigerator: coils, gasket, and drain

Pull the fridge out and vacuum the condenser coils at the back or behind the bottom grille. Dust-blanketed coils force the compressor to run longer and shorten its life. Wipe the door gasket with warm soapy water and test the seal by closing the door on a dollar bill, which should resist a pull. Clear the defrost drain if you see water pooling under the crisper.

Dryer: the full vent run, not just the lint screen

Disconnect the dryer and clean the entire vent duct to the exterior, plus the lint trap housing. Lint accumulation is a genuine fire hazard and the most common cause of a dryer that suddenly takes two cycles to dry. Replace any plastic or foil flex duct with rigid or semi-rigid metal while you are back there.

Washer: hoses, gasket, and a clean cycle

Inspect rubber fill hoses for bulges or cracks and replace them every five years, or upgrade to braided stainless. On a front loader, wipe the door boot and pull back the fold where water sits. Run the tub clean cycle and leave the door ajar between loads. Check that the machine is level, since walking causes drum and bearing wear.

Dishwasher: filter, arms, and seals

Clean the filter assembly, clear the spray arm jets with a paperclip, wipe the door gasket and the ledge below the door, and run a citric acid or vinegar cycle. Also confirm the drain hose still has its high loop under the sink, since it can be knocked loose when the cabinet is used for storage.

Range, hood, and disposal

Degrease hood filters and check the exterior damper. On a gas range, verify burner flames are steady blue and that igniters click and light within a few seconds. Clean the oven cavity and check that the door seal is intact, since a leaking oven door costs both energy and even browning. Flush the disposal with cold water and grind ice.

Water connections everywhere

Once a year, look at every water line in the house: fridge ice maker tubing, dishwasher supply, washer hoses, and the shutoff valves for each. Valves that have not been turned in a decade often will not close when you need them to. Exercising each shutoff and replacing any that stick is cheap insurance against a flooded floor.
